Borrowers face new set of credit checkups

Mortgage giant Fannie Mae rolled out its Loan Quality Initiative (LQI) June 1, thereby forcing homebuyers to obtain mortgages based on "refreshed" credit reports or risk their closing being canceled and, in some states, their deposits forfeited.

In other words, the buyer is not officially approved for the mortgage until the results of second credit report are approved. There may be other last-minute verifications of undisclosed liabilities, such as job status, that may be "refreshed" as well.

Census shows 11 Colorado cities top 100,000 residents - Boulder and Centennial cracked the 100,000 mark in 2009, according to the latest U.S. Census Bureau population estimates released yesterday.  Hitting the 100,000 mark can give a city a boost when it comes to state and federal funding.  Sheridan - the small city south of Denver - saw its population rise 13.9%, to 6,188 people, between July 2008 and July 2009.  Only the town of Timnath had a bigger percentage growth last year - 27%.  Read full article:

Senate Extends Tax Credit Closing Deadline - The Senate has voted to extend the homebuyer-tax-credit closing deadline to Sept. 30.  This will give the estimated 180,000 buyers who met the contract deadline of April 30 extra time to close.  The measure still must be approved by the House.  Read full article:

Colorado foreclosure filings at 18-month low - May foreclosure filings in Colorado dropped to their lowest level in 18 months.  New filings in metro counties fell to 2,633 last month - a 17.7% decline from the same month last year.  Denver, Douglas, Larimer and Weld counties saw the steepest drops.  "The news was unexpectedly good," said Ryan McMaken, a Division of Housing spokesman. "The fact that this was such a low number over the past 18 months — that's cause for cautious optimism."  Read full article:

DIA train project rolling along - Yesterday, RTA officials officially announced plans for a $2.1 billion light rail expansion project to DIA, Arvada-Wheat Ridge and south Westminster.  The private engineering consortium, consisting of two major sponsors, was unanimously chosen by RTD Board members on Tuesday night.  The consortium, Denver Transit Partners, has promised to save taxpayers $300 million on the FasTracks project and open the line to DIA 11 months ahead of the original deadline, by January 2016.  Read full article:

Mortgage applications rise nearly 18 percent - The number of customers applying for mortgages jumped last week, signaling that the market could be stabilizing after dropping off sharply last month.  The Mortgage Bankers Association reported that overall applications were up nearly 18% from a week earlier.  Applications to refinance home loans were up 21% to the highest level since May 2009.  New mortgages taken out to purchase homes increased for the first time in six weeks - rising 7%.  Read full article:
